Development planning

AZ Urban Studio secured planning permission and conservation area consent at appeal for the redevelopment of this important site at the heart of the Wanstead Village Conservation Area in the London Borough of Redbridge. A full award of costs against the Council was also made by the Planning Inspectorate, who agreed with our case that the Council’s planning committee had behaved unreasonably in refusing to grant permission, and in not substantiating their reasons for refusal at the appeal stage.

The proposal involves the redevelopment of the entire site, and the re-provision of a locally renowned Vietnamese restaurant at ground floor. A courtyard housing approach is taken on the upper floors, with a large shared amenity space at first-floor level separating the front unit of flats from town houses to the rear of the site.

AZ Urban Studio has led on all planning and heritage aspects of the project, working closely with Platform 5 Architects. The project exemplifies our team’s skill and experience in design and heritage planning matters, and the ability to drive complex projects in sensitive receiving environments through the planning process. It also demonstrates our ability to lead projects through the appeal process.
