4 Maresfield Gardens

Development planning

Having advised our clients on the purchase of this former hostel building located in a north London conservation area in 2011, we are delighted to have now secured a number of planning permissions to enable the conversion and extension of the building into a large family house.

AZ Urban Studio guided the client and MW Architects through the planning process using an incremental approach to eliminating project risk. We successfully gained the following three permissions in sequence, all obtained within the target eight week period after careful and timely negotiation with officers of Camden council:

– change of use from hostel to a single dwelling house (December 2011)

– change of use from hostel to single dwelling house, with substantial rear extension and roof terrace (April 2012)

– two storey side extension (August 2012)

The project demonstrates the ability of our planning team to formulate bespoke planning strategies to manage project risk, allowing the construction phase of the project to commence while the secondary permissions were sought. We were also delighted to convince the Council that while parts of the proposed development were in conflict with their Conservation Area Appraisal and Management Plan; there were material considerations that weighed in favour of the proposals.

The conversion and extension of 4 Maresfield Gardens is one of a number of projects undertaken with MW Architects.  The development is now completed
