Development planning

Walthamstow in east London continues to undergo substantial regeneration and change, much led by the proactive Local Authority. Assisting with the sustained regeneration, AZ Urban Studio has supported the Council to secure planning permission and listed building consent for a mixed-use, mixed-tenure development and works to a listed building (subject to legal agreement). The development includes 22 homes and 160 of flexible commercial/community floorspace.

AZ Urban Studio, as a sub-consultant to Gort Scott Architects, acted as agent and prepared and submitted applications for this complex and constrained site to the rear of Central Parade. The planning material illustrated how the proposed development successfully balances the various planning objectives, including, optimisation of the site, housing delivery, affordable housing provision and heritage issues. The Council planning committee resolved to grant planning permission for this mixed tenure project at Waltham Forests second virtual planning committee.

Gort Scott Architects led on all design issues have conceived a development, which optimises the development volume while minimising impact to the neighbouring properties. The development creates a new active mews to the rear of the Listed Central Parade, overcoming existing concerns regarding Anti Social Behaviour (ASB). Over 50% of the housing is affordable.

Following the preparation of a feasibility study, AZ Urban Studio acted as agent, prepared the planning statement. We undertook all negotiation with the Local Authority and assisted with the public engagement process. AZ Urban Studio also managed a separate discrete application to allow early enabling works to take place.
