Iyengar Yoga Maida Vale – Certificate of Lawfulness

Development planning

At AZ Urban Studio, we’re always pleased to help our clients navigate the complexities of the planning system for projects of all scales. Our recent success in securing a Certificate of Lawfulness in Westminster highlights why this process is so important.

For many projects, simply obtaining planning permission isn’t enough—you also need to make sure that permission remains valid.

In this case, our client, Iyengar Yoga Maida Vale, had secured planning permission for a brilliant refurbishment and extension designed by Platform 5 Architects. However, they needed to protect the permission and demonstrate that meaningful works had begun before the permission expired.

AZ Urban Studio advised the client on an appropriate strategy, including advice on pre-commencement conditions, what works would constitute implementation, and Community Infrastructure Levy (CIL) requirements. We then managed an application for a Lawful Development Certificate (CLEUD).

The application included compiling a robust package of evidence, including site records, invoices, and photographs. Westminster City Council approved the certificate, confirming that the planning permission had been lawfully implemented. This allows our client to finalise the remaining stages of the project without planning risks.

Certificates of Lawfulness can be valuable tools, whether to confirm the status of an existing use, avoid enforcement action, or, as in this case, protect a planning permission from expiring. If you’re unsure about the status of your development, get in touch—we’re happy to help.
