Development planning

The south London centre of Rye Lane, like the rest of Peckham, is undergoing substantial change.  Assisting with this continued regeneration, AZ Urban Studio has secured planning permission for a mixed-use, mixed tenure development in this complex and historically significant location.

AZ Urban Studio led the preparation and submission of a full planning application for the site in the London Borough of Southwark, successfully balancing the various planning objectives including, optimisation of the site, housing delivery, affordable housing provision and heritage issues.  The Council planning committee unanimously resolved to grant planning permission for this mixed tenure project, which meets many of the Councils plan objectives.

Keith Williams architects who led on all design issues have conceived a development, which optimises the development volume while minimising impact to the neighbouring properties and the delicate surrounding context.  The proposed development, although taller than the some of the surrounding context responds sensitively to the historical context.

Following the preparation of a feasibility study, AZ Urban Studio acted as agent, managed all specialist sub-consultants and prepared the planning statement.  We undertook all negotiation with the Local Authority and led the public engagement process.  Since the site is located in a Conservation Area, adjacent to another and near two listed buildings.  Heritage issues were critical, townscape and heritage supporting material was prepared in-house by AZ Urban Studio.

An excellent example of our experience of development projects in areas undergoing rapid change and the complexities and politics surrounding these issues.
