Development planning

Planning permission has been secured to demolish a group of derelict and degrading buildings on a constrained backland site near Victoria Park. The development of a block of seven beautiful flats and a landscaped courtyard will create a small area of tranquillity and nature while providing much needed new housing for the borough.

Manalo & White architects, who led the project, have produced an innovative design that responds to the sensitive and historic context by proposing a tapered buildings that step back at each level, to reduce any perceived impact on neighbouring occupiers. The landscaped courtyard ‘folds’ over the building through the careful use of greening, perforated brickwork and green roof, allowing the building to sit delicately in its context. AZ Urban Studio advised the client on planning consideration and feasibility prior to purchase and during the preparation of the planning application.  We prepared a comprehensive suite of planning documentation.

The site faced multiple planning constraints including close proximity to neighbouring properties, immediate adjacency to a railway viaduct and being located above the HS1 route.  Justification of the loss of the existing, albeit, derelict employment space was of critical importance to the development.

The development builds on our relationship with Manalo & White, who we have previously collaborated with on Bethnal Green Road.  We are currently working together on a number of exciting projects in Hackney.
