Development planning

AZ Urban Studio has helped to secure planning permission, to redevelop a site in Vyner Street. We were commissioned to advise on the development of a warehouse building, currently used as artists’ studios. Unlike many applications of this type, the development protects and increases the amount of commercial space with two large artists’ studios, in addition to the development include four flats.

Vyner Street which is characterised by its industrial heritage has for a number of years been undergoing substantial change, firstly with the introduction of a number of creative uses and more recently with the move to residential. The development needed to reconcile these changes with the client’s aspiration to retain their own artists’ studios on site. In addition, the context was complicated by a significant residential application surrounding the site which had not been determined.

The consented scheme optimises this well connected but under-utilised site, the proposed development responds carefully to the changing condition of Vyner street as well as the specific proposals of the adjoining site. The development will facilitate the continued and expanded use of this site for creative industries thereby helping to preserve the existing character of Vyner Street.

The project was led by Fourthspace architects. AZ Urban Studio led the production of all planning material and assisted with pre-application discussions with the local planning authority.

The project was granted planning permission by the London Borough of Tower Hamlets in March 2015.

The project builds on our firms existing relationship Fourthspace architects, which includes working on a number of mid-size high-density residential projects.
